Alimbali Villas offers five unique and exclusive luxury residences for the ultimate holiday experience. Each villa comprises its very own private terrace with infinity-edge swimming pool and hydro-massage.

Superior Villa

The Superior Villa hosts up to 4 persons (2 adults and 2 children). The superior is comprised of a separate bedroom, kitchen and lounge area with a beautiful picture frame window overlooking the infinity-edge swimming pool for you to enjoy the tranquil deep blue Mediterranean Sea, and a front seat view of our neighboring island of Kasos. The villa comes with a separate fully equipped bathroom with a walk-in shower, wash basin and toilet.

The Superior and Deluxe villas offer their very own private infinity-edge swimming pool with a hydromassage, a terrace with sunbeds and outdoor dining area. Inside you will also find a Queen size luxury bed, 43inch television, air conditioning, open style closets and vanity desks. All areas including the kitchens are fully equipped with their respective amenities.

Deluxe Villa

The Deluxe Villa hosts up to 2 persons (2 adults) and is comprised of an open plan kitchen/lounge area and a bedroom with bathroom en-suite, walk-in shower, wash basin and toilet.

The bedroom overlooks the infinity-edge swimming pool with a front-seat view of Kasos Island as well. The Superior and Deluxe villas offer their very own private infinity-edge swimming pool with a hydromassage, a terrace with sunbeds and outdoor dining area.

Inside you will also find a Queen size luxury bed, 43inch television, air conditioning, open style closets and vanity desks. All areas including the kitchens are fully equipped with their respective amenities.

Peaceful Location

Alimbali Villas is located in a non-touristic part of Karpathos, out of the way of heavy traffic and mass tourism, it is ideally placed in walking distance from Agios Georgios and Kamarakia beaches, and a short drive from the picturesque fishing-village of Finiki and the bustling village of Arkasa. There are many food and drink options in Agios Georgios and Finiki. Additionally in Arkasa you can find a Super Market, Pharmacy, ATM, Gas station and vibrant night life.

Operational Policies

Alimbali Villas operates with a guest-focused philosophy, emphasizing direct communication and personalized service requests, with the aim of making every guest feel welcome and at home. For each reservation, Alimbali Villas requires the provision of a valid identification document (Identity Card, Passport, Driver’s License, or VAT Number). Should we be able to offer additional services or facilities beyond those listed in the amenities, please feel free to contact any member of the Alimbali Villas team.

Alimbali Villas Rules and Guidelines

To ensure that all guests enjoy a safe, comfortable and pleasant stay at Alimbali Villas, we kindly ask that the following rules and guidelines are observed:

Arrivals / Departures

Check-in time: 14:00PM

Check-out time: 11:00AM

Upon arrival a valid identification document is required for a seamless check-in process (ID Card, Passport, Driver’s License, VAT Number). Guests are allowed to provide the required documentation ahead of time via email at info@alimbalivillas.com.

Late check-out requests are subject to a charge of €25 per hour after 11:00AM.

Upon check-out, please ensure that all personal belongings are collected. Any items left behind will not be retained by Alimbali Villas. Alimbali Villas will not be held responsible or compensate for loss of personal items under any conditions.

Cleaning / Service

Alimbali Villas are fully serviced and cleaned every 2nd day between 09:00AM – 12:00PM. Guests are kindly requested to allow access during this time frame unless otherwise arranged. Should guests wish not to be disturbed, kindly use the required notification signs so that you are not disturbed.

Requests for additional cleaning services, towel changes, or bed linens outside the above-mentioned room-service time frame or day will be charged at €40 per service.

Cleaning services are not provided on weekends (Saturday and Sunday).

Pets

Alimbali Villas maintains a strict health code and as such pets are not allowed, however, guests traveling with a pet are required to inform Alimbali Villas well in advance.

Alimbali Villas permits one pet up to ±8kg, there are no exceptions to this policy.

Alimbali Villas reserves the right to cancel booking requests that include a pet.

Additional Information

The minibar contains items that are charged according to the price list displayed on the exterior of the minibar door unless specified otherwise.

Alimbali Villas are delivered to each guest fully functional with all provided amenities. Any damages to the villa or its contents will be charged accordingly.

The Alimbali Villa complex is comprised of 5 Villas. We kindly request your respect and consideration toward other guests and our staff.

Please keep all common areas, driveways and walkways clean and free of personal belongings.

Washing and drying facilities are located on the lower level and are accessible via stairs. Please inform Alimbali Villas staff should you require to use these facilities.

Alimbali Villas does not offer child minding or caring facilities. Parents and designated guardians are responsible for the care and safety of children. There are no exceptions.

Alimbali villas reserves the right to refuse admission.

Designated quiet hours

Daily from 15:00 – 17:30 and 23:00 – 07:30.

In the event where construction works either private or communal are being conducted inside or outside the Alimbali Villa complex noise may be expected. These circumstances are beyond our control, and we apologize for any inconvenience caused.

Smoking

All villas are strictly non-smoking.

Guests that violate this policy automatically attract a smoking violation fee of €500. There are no exceptions to this policy.

Extra guest charges (per extra guest)

  • Children / Infants 0-6 years of age – free of charge
  • Children 6 – 17 years of age – €20/day
  • Adults 18 years and over – €40/day

Swimming Pool Rules

To ensure that all guests enjoy a safe and comfortable stay at Alimbali Villas, the following rules must be strictly observed-

The swimming pool area – comprises of the entire terrace area, all seating areas and furniture either fixed or movable, dividing walls and entrances, access staircases, infinity edge walls, infinity balance tank (catch basin) and outer wall, raised hydro-massage section, shallow section, swimming section and any area, construction or fixture that is connected and within the same area to that of the swimming pool.

  1. There is no lifeguard on the premises – guests accept to use the swimming pool, hydro-massage and swim at their own risk.
  2. Children of all ages and guests with special needs / requirements and all those that have difficulty swimming must constantly be observed and supervised by an able-bodied adult or guardian while in the swimming pool area.
  3. Each swimming pool is equipped with lifesaving equipment which is easily accessible and include a Life Buoy Ring and an Extendible Life Saving Hook. The equipment is exclusively for life-saving purposes and are not to be tampered or used otherwise unnecessarily.
  4. No running within the swimming pool area.
  5. No swimming alone, always keep company.
  6. Swimming while intoxicated is strictly prohibited.
  7. No diving and no jumping off high areas or ‘bombing’.
  8. Inspect the swimming pool for obstacles before entering.
  9. No running, walking or otherwise along the infinity edge wall or infinity catch basement wall or any other raised section of the swimming pool area.
  10. Keep clear and do not tamper with or block any swimming pool area suction drains and jets.
  11. No glass or sharp objects allowed within the swimming pool area.
  12. No electronic equipment allowed within the swimming pool area.
  13. Wear proper swimwear (goggles, swimming cap etc.).
  14. Do not enter the swimming pool if you are dirty or have returned from the beach.
    1. Rinse off thoroughly before entering the swimming pool (external shower provided).
  15. Do not urinate in any section of the swimming pool.
  16. Respect your limits, do not over-exert yourself, or play dangerous or rough games.
    1. No pushing or pulling each other or holding your breath for prolonged periods of time under water.
  17. Limit your noise and music levels, respect fellow neighbors and guests.
  18. No littering or rubbish within the swimming pool area.
  19. No pets / animals allowed within the swimming pool area.
  20. No swimming permitted for guests with health problems, cardiovascular complications, flu, open wounds or otherwise.
  21. Swimming after a heavy meal is strictly prohibited.
    1. Allow 1.5 hours.
  22. Observe location of life-saving equipment in case of emergency.
  23. Avoid wearing jewelry or personal items that may cause injury.
  24. No food or drink or chewing gum allowed within the swimming pool area.
  25. Smoking is strictly prohibited.
  26. No swimming at night.
  27. Avoid swimming during thunderstorms.

This General Information and Policies document is provided and to each guest booking in either-

  • Electronic format via email (PDF),
  • URL link via text, Viber or Whatsapp message,
  • Physically upon arrival at the Alimbali Villas establishment.

INDEMNITY

Property Owner / Operator

Alimbali Villas, including its owners, directors, employees, agents, and representatives (hereinafter referred to as “Alimbali Villas”).

Indemnifying Party

All guests that have confirmed bookings with Alimbali Villas.

Purpose

The Indemnifying Party acknowledges that they are entering, staying at, visiting, or making use of the premises, facilities, services, and amenities of Alimbali Villas, including but not limited to accommodation, swimming pools, walkways, parking areas, recreational areas, and any related activities.

Assumption of Risk

The Indemnifying Party acknowledges that use of the premises and facilities may involve risks, including but not limited to personal injury, illness, death, loss, theft, or damage to property. The Indemnifying Party voluntarily assumes all such risks, whether foreseeable or unforeseeable.

Swimming Pool Use

The Indemnifying Party confirms they and their guests are competent swimmers or accept full responsibility for swimming pool use. The swimming pool is used entirely at the guest’s own risk. The Indemnifying Party agrees to follow all posted pool rules and safety instructions as depicted above in the Swimming Pool Rules section of this General Information and Policies document. Alimbali Villas shall not be held liable for any accident, injury, or death arising from swimming pool use.

Children / Minors

The Indemnifying Party accepts full responsibility for the conduct, safety, behavior, and actions of any infants, children / minors or invitees under their care. Alimbali Villas shall not be liable for injuries or accidents to the above mentioned parties due to lack of supervision.

Activities and Use of Facilities

Any activities undertaken at or from Alimbali Villas (including swimming, walking on uneven terrain, use of outdoor areas, or off-site excursions arranged independently) are done at the Indemnifying Party’s own risk. The Indemnifying Party confirms they are physically and medically fit to participate in such activities. Alimbali Villas shall not be responsible for injuries, losses, or damages arising from activities not directly supervised or organized by Alimbali Villas.

Indemnity

The Indemnifying Party hereby agrees to indemnify, defend, and hold harmless Alimbali Villas from and against any and all claims, demands, actions, damages, losses, liabilities, costs, and expenses (including legal fees) arising out of or related to:

  • Injury, illness, or death of the Indemnifying Party or their invited guests or pets
  • Loss of or damage to property and personal belongings
  • Any act, omission, negligence, or misconduct of the Indemnifying Party or their guests
  • Use or misuse of the premises or facilities
  • Breach of the rules and regulations as well as safety instructions stipulated in this General Information and Policies document.

to the fullest extent permitted under Greek law, except in cases of gross negligence or intentional misconduct by Alimbali Villas.

Waiver of Claims

The indemnifying party have been informed of and issued the General Information and Policies document and expressly and automatically agree to, recognize and understand all safety instructions and Swimming Pool Rules as stipulated above and waive any and all legal rights and all claims (either present or future) against Alimbali Villas.

Medical Emergencies

In the event of a medical emergency, the Indemnifying Party authorizes Alimbali Villas to obtain medical assistance at the Indemnifying Party’s cost and expense. Emergency Contact Numbers are listed below.

Governing Law

This Indemnity and General Information and Policies document shall be governed by and construed in accordance with the laws of Greece. Any disputes shall be subject to the jurisdiction of the competent Greek courts.

Severability

If any provision of this Agreement is found invalid or unenforceable, the remaining provisions shall remain in full force and effect.

Full Agreement

The Indemnifying Party agrees to all the above which constitutes the entire understanding between the parties and supersedes any prior agreements or understandings.
